Mangrove Marina offers houseboat ownership opportunities. Purchase a brand new houseboat that you have title on, pay dockage to keep it at the marina, and when you’re not using it, you can participate in a rental program.
Mangrove Resort LLC has embarked on a new concept for waterfront living at Mangrove Marina in the Florida Keys. The concept is to provide on water lodging within a full service marina. Providing lodging to guests without boats and services of a marina to those that want to experience a water centric vacation that exemplifies the Florida Keys experience.
Our first 10 houseboats are at the marina and available for rent. We will offer a limited number of additional houseboats for sale before closing out.
The house boats will not leave the marina. The house boat’s will have complete use of the marina amenities. They will be registered vessels with vessel ID numbers, coast guard compliant and conform to all the marine regulations.
We believe that due to the properties unique location and the addition of resort property amenities, the market will respond favorably. Guests reviews show the enthusiasm and success already acheived.

The Florida Keys hotel properties have been experiencing the second highest revenue growth in the US market. The RevPar (industry measure) growth was over 11% for 2013, 2014 and 2015. Only New York City as a market is doing better. This is a result of expanding tourist visits to the Keys and significant barriers to entry for new properties. On popular weeks the Keys room inventory routinely sell out and prices for rooms escalate as a result.

The marina is currently home to many boaters that live on their own boats. They find the quite western exposure cove a tranquil setting. To enhance the guests experience we added a new swimming pool and restaurant that opened in the summer of 2016.
We would market the property extensively through a variety of media including listing the rooms on many of the online lodging booking sites including VRBO, Air B&B, Tripadvisor, Expedia, Hotwire, Trivago, and other web based booking sites. Generating strong occupancy to date.
Our marketing will also target group functions like boat rendezvous, weddings, fishing tournaments, poker runs, and other Keys event functions. This method will be more efficient by keeping online booking fees to a minimum and generate significant marketing exposure through the events internal publicity. It will also result in more occupancy during the shoulder seasons.
